2. Appoint a Lawyer
Your lawyer will represent you throughout the process. If you are not in Crete, you can issue a Power of Attorney (PoA) so they can act on your behalf.

3. Prepare All Legal Documents
Before selling, the following documents must be gathered and checked:

  • Title deed and property registration
  • Certificate of legal compliance from a civil engineer
  • Energy Performance Certificate (EPC)
  • Electronic Property Identity
  • Proof of paid property taxes (ENFIA, TAP)
  • Tax clearance certificate

4. Engineer Inspection
A certified civil engineer inspects the property and issues the required legality certificate and electronic identity. This is mandatory for the final contract and is the responsibility of the seller.

5. Sign the Final Contract
The final sale contract is signed in front of a Greek notary. The notary checks all documentation and confirms the legality of the transaction. If you are abroad, your lawyer can sign on your behalf using the Power of Attorney.

6. Registration of the New Owner
After signing, the buyer registers the contract with the Land Registry or National Cadastre, completing the legal transfer of ownership.

7. Declare the Sale in Your Tax Return
Your accountant or lawyer will declare the sale in your next annual tax filing. This step is required even if you are not a tax resident of Greece.
