Ionia Residence is situated at a moderately high altitude overlooking the sea, the surrounding olive groves and the nearby small villages. All the Villas have amazing sea views, located 12 km east of Rethymno and just 1 km from the beach.
The houses are spread over three different levels, making the most of the natural slope of the hill and have unlimited sea views.
Ionia Residence consists of 7 villas. There are four different types of villa, with two or three floors, ranging in size from 82m² to 136m², all with private garden. The villas also share a swimming pool of 150 m² with a 26 m2 pool for children. The common parking area is situated at the lower level, and some of the houses also have private parking.
All villas have large windows that allow natural light in to the house, leading to spacious terraces with stunning sea views. Villas are surrounded with low walls, which separate the properties and the house levels.
The style is modern and minimalist. All the materials used are of the highest quality. The villas are well insulated (according to energy class B) for comfortable all year round living.

• All the houses will be ready to be connected to the Hellenic Public Electricity Corporation (ΔΕΗ) network. Electric supply meter of each house will be installed according to the instructions of the Public Electricity Corporation.

• Fences and parapet walls will be done according to the architectural drawings.

• The guarantee for the structural elements of the building is according to Greek law. Guarantee for the decorative materials and non-structural elements is one year.
• Hot water supply in the shower, bath, bathroom washbasin and the kitchen sink by solar panel heater.
• Will be of high quality materials.
• The doors will have glassy gloss finish.
Every Kitchen will have:

• The houses will share a common pool of approx. 150m2 and children pool of 26 m2.
• The swimming pools will have 2 shower bases.
• There will be one ventilation hole in each room. The ventilation holes will have protective net on the exterior side and an adjustable lid on the interior side.

• The development will be ready to be connected to the municipality water network. In each house water will be supplied to:
• Kitchen: sink and dishwasher.

• Exterior water supply: one water supply with tap will be installed in every patio, balcony, first floor terrace and accessible roof terrace.
• If the installation of a water pressure pump is required, then the owners will cover its cost and installation.
Windows and doorframes
• Exterior doorframes and windows will be aluminum profiles (white color) with double glazed glass panels.
• Exterior doors and windows in all bedrooms will have external shutters.
• Main entrance door will be made of white aluminum with a security lock.
• Internal doors will be of pressed wood.
• Internal doors will have locks and aluminum handles.
Ionia Residence is located in Nea Magnisia, right in the middle of the municipality of Arkadi. It is a small charming village that is situtated quite high up overlooking the sea, green valley and surrounding villages. You can sit in local kafeneion and drink a cup of greek coffe or locally produced raki and enjoy a traditional meal in the village tavern.
Within close distance is Stavromenos village with shops, mini-markets and taverns, where you can enjoy a good meal and find something refreshing to drink.
The long sandy beach with a selection of beach bars is 1 km away from Ionia Residence, allowing a nice walk past the olive groves and wineyards. The beach has parasols and sun-beds for sunbathing. A couple of traditional taverns near the beach serve Greek dishes through the day. Carretta Carretta’ turtles visit the beach in the nights from May to September during their nesting season.
Just 300m from Ionia Residence is the newly built Rimondi Grand Resort & Spa.
