Technical specification


The foundations will be completed where solid ground is found and will be formed as per the structural engineering study, following earthquake engineering rules EAK 2003. The filling in of the foundations will be completed using compressed soil


Concrete Frame

The concrete frame will be completed using high durability concrete C25/30 and steel S500S, asper structural approved study. For the secondary, none structural elements, concrete C16/20 will be used. All concrete elements and roof slab will be insulated using extruded polystyrene Roof Mate sheets of 5cm thickness. That is to meet the energy sufficient standards by KENAK.



All walls will be constructed using clay bricks of AKEK company, that ensure maximum heat and sound insulation. Two concrete beams will be built on the 1m and 2,2m level for maximum support of the wall. All beams will be insulated to avoid thermal gaps. In between the brick wall, Fibran mineral wool of 5cm thickness for maximum sound insulation will be installed



All plaster works will be in 3 layers ( first a rough layer,  a second layer and a final white layer to prepare the surface for painting). All areas will be covered with fiberglass mesh, to avoid any cracks on the surface.


Waterproof insulation

Steps for waterproof insulation of roof terrace

  1. a) Cleaning up the surface very well
  2. b) Proper concrete base layer to give proper inclination for rainwater.
  3. c) As soon as layer is dry, 2 layers of Polyurethane based material, HYPERDESMO-LV 25Kg
  4. d) Installation of ceramic tiles, as soon as layers dry completely.


Windows and doors

The fitted windows and doors will be double glazed aluminum openings, with an energy-saving profile. The supplier will be Exalco Profile ALBIO 109C SUPER THERMO. Shutters will be applied to all openings. Aluminum blinds with injected polyurethane for better sound and thermal insulation will be installed.


There will be electrical shutters in the large openings over 2,3m wide.


Interior doors

Interior doors will be made from Laka MDF, color RAL 9010.


Kitchen- Wardrobes

Kitchen: Kitchen will be lacquer RAL 9010 color, using BLUM break

hinges. The exact 3D model and layout of the kitchen will be provided to the buyer.

Ceramic tiles of dimension 50x50, or 60x60, Class A, will be installed. The purchase price per m2 is calculated at 20€/m2. There will be a variation provided to the buyer, so he can select on his own.



Vanity Units

Vanity unit will be selected from IL BAGNO supplier series ( or equal quality Italian items). Price is set for :

a)Toilet Bowl  250€

  1. b) Vanity unit 500€
  2. c) Taps 120€/item
  3. d) Rain Shower 400€/item



Verandas will be tiled with local Cretan Stone.


Roof terrace/ stairs

The roof terrace will be tiled with ceramic, anti-slip tiles, 45x45cm in dimension, up to a value of 17€/m2. The same applies to stairs.



Three layers of color, ( waterproof externally & two layers ). The company used Benjamin Moore or Vivechrom. The client has the choice of colors internally at no extra charge.


Electrical installation

Will be completed based on the approved electrical study and will be completed by a qualified electrician, approved by the ministry. All designs will be provided to the buyer in case he wishes the addition of further items. Externally and in the roof terrace, there will be waterproof sockets installed. The supplier will use Legrand or ABB.



Will be completed, as per engineering study in the planning permission. The supplier will be Inventor A+++ energy class. There will be 9BTU units for bedrooms and 18BTU for living room area.

Location and Area

The name Makri Gialos means “long beach”, which is indeed the long sandy beach with crystal clear, shallow waters and is perfect for holidaymakers. Makri Gialos is a picturesque little village with a fishing harbour,  a good variety of tavernas, to suit all tastes, and in the surroundings, there are several mountain villages. The village steeped in history, with narrow winding streets, old and beautifully renovated stone houses encircled by Geraniums, Bougainvillea, and vines. Lemon and orange trees, too numerous to count, and of course the occasional goat or donkey being led through the streets.
