Neoria will be constructed on historic ground of 1046 sqm, in the center of the Village. It is a combination of modern architecture incorporated into the village landscape. At first glance, you will be reminded of a city center, but with a closer look, you will feel the warmth of a smaller community.
The name “Neoria” is inspired by the Venetian shipyards of Chania—iconic structures that have stood for centuries as a testament to Crete’s maritime legacy. The first Neoria were built in the 16th century, as Chania was considered at that time the biggest naval base of the Venetian Empire in the Eastern Mediterranean. These historical and architectural monuments, the Neoria, were our inspiration. Their signature arched entrances, facing the sea, not only symbolize architectural brilliance but also reflect the island’s deep connection to the Mediterranean.

The project
Neoria is a new, exclusive, modern – clean line, elegant and high-standard Development, located only 150 m from the beach of Kalyves. It consists of 6 luxury villas that offer sea views and large terraces specifically designed for a very intimate and private atmosphere. The Development will be constructed on historic ground of 1046 sqm, in the center of the Village.
Inspired by these enduring landmarks, the Neoria residences feature a harmonious blend of natural stone, soft Mediterranean tones, and distinctive arches, capturing the essence of Crete’s past while offering the comforts of modern living. Thoughtfully designed, each home seamlessly integrates indoor and outdoor spaces, allowing for breathtaking sea views while maintaining a sense of privacy.
A key aspect of the design is the privacy of each residence, achieved through elaborate use of subtraction in architectural volumes, creating private semi-outdoor spaces and expansive projective balconies. This design approach, combined with large openings, fosters a seamless dialogue between the interior and exterior. The solid elements and prismatic recesses of the façades interact beautifully with the light-perforated railings of the balconies, bringing a refined balance of shadow and openness.
Design
These explicitly private Villas are almost the same in size with spaces from 135 to 140 sqm. Each residence can captivate the sunlight within its walls. They are designed with extreme attention to detail in a modern style for easy care living. They extend to three floors including the Mezzanine.
The ground floor comprises three bedrooms, one of which is the master bedroom with an en-suite bathroom. The remaining two guest bedrooms share the second bathroom.
From the hall on the ground floor, there is access to the private patio and a 57 sqm common swimming pool for Villas 1-4.
Villa 5 has a private pool of 15 sqm and Villa 6 has a private pool of 19 sqm.
Arriving on the first floor, you will find a beautiful living room that opens into 2 private terraces. There is also an open-plan kitchen and a small bathroom. The floating stairs leading to the mezzanine with its amazing views and fabulous roof terrace are also located on this level.
All villas have an 8 sqm storage/facility room under the common swimming pool for exclusive use, plus the convenience of a private parking space next to the entrance.

Kalyves
The quiet, relatively unspoiled village of Kalyves is 20 km east of Chania and 40 km west of Rethymno, on the north coast of Crete. The area manages to combine the scenery of woods, hills, and mountains as well as trees, with the amazing Greek sea and the original rustic Cretan architecture. The main sandy beach is about five hundred meters long, with big trees for natural shade. Along the beach, there is a number of taverns and cafes, to serve your appetite with traditional Cretan cooking.
The village is built in an amphitheater form along the beach among two hills and the river that divides the village in two aspects with graphics bridges which gives the area a totally different sight. Thanks to the rivers flowing through, Kalives is located in a fertile valley and is full of green and surrounded by olive groves. Due to this fertile soil and strategic geographical location at the entrance of Souda Bay, Kalives has been inhabited at least since the ancient times and this is something magical that you will see for your own.
Plaka and Almyrida
Almyrida is located only 4 km east of Kalyves and until recently, Almyrida was just a fishermen’s village but due to its wonderful Mediterranean climate, sandy beaches, and its beautiful nature, the village has recently become a popular destination. Almyrida has two, nice, sandy beaches, with shallow waters, safe for children on wave-free days. The two beaches are separated by a small rocky pier peninsula, with a small white chapel. The taverns on the beach are famous for fresh fish and delicious traditional Cretan food. There are regular bus services and taxis (for both Plaka and Almyrida) to/from the city of Chania.
The unspoiled countryside and the lush olive groves around Almyrida are ideal for hiking and exploration. Just 1km to the east there is the picturesque village of Plaka, which is the largest village in the region. Plaka is famous for its healthy climate, unforgettable sunset and the hospitality of the locals. Plaka has a lovely main square which is the focal point of the village. This is where locals and visitors, alike, meet in the cafeterias and tavern.
