Architectural Concept & Vision

When we began designing Estia Plakias, our vision was clear: to create a living space that speaks to the soul, rooted in the beauty of southern Crete’s landscape. This project is a collection of contemporary villa-apartments, thoughtfully placed on a 1,760 sqm hillside plot that gently descends toward the bay of Plakias.

The dramatic natural topography became our guide. By following the natural slope of the land, we created a terraced design that allows each home to have uninterrupted sea views, natural sunlight throughout the day, and its own outdoor retreat — whether a private garden or a sunny terrace. No home overshadows another. Privacy, light, and views were non-negotiable from the very start.

The stepped architecture was not only an aesthetic choice — it was a conscious decision to work with nature, not against it. This form enhances airflow and provides natural shading, making the homes more comfortable and energy-efficient year-round.

At the heart of the development, we envisioned a main pool with saltwater and an integrated sitting area, surrounded by shaded lounging spaces. On a higher level, a second salted-water pool — heated for out-of-season use — offers a serene lounge area with breathtaking views of the Aegean Sea and Plakias village. This upper-level pool is reserved for adults seeking a more peaceful retreat.

Designing in Crete comes with a responsibility — to honor the island’s identity. We chose local materials and integrated passive strategies like orientation, natural cooling, and shading. These decisions reflect our respect for Crete’s traditions, reinterpreted through a modern architectural lens.

Estia Plakias is more than a residential project. It is a dialogue between architecture and nature, between personal space and community. It is a place designed to inspire, to restore, and to connect — a lifestyle shaped by the timeless beauty of the Cretan sea and mountains.

Estia Plakias is a new, exclusive project with 11 luxury Villa-Apartment, located in the center of Plakias — just a short walk to the beach and the village. A fully equipped fitness room is available for residents, and two shared pools — one of them heated — offer the perfect place to relax and enjoy life.
